AIPT enfin de retour

Bonjour à tous,

En ce milieu d'été,nous publions enfin un nouvel article. Ces longs mois sans nouvelles ont pu paraître longs pour beaucoup d'entre-nous, effectivement c'était long, mais tout arrive à qui sait attendre. Ce petit billet a pour but de vous présenter rapidement notre site gérant la Base de Données des Anciens et Ingénieurs Polytech'Tours. Cette base de données qui vous permet de gérer vous-même vos informations. Que ce soit votre parcours avant, pendant et surtout après l'école que vos coordonnées pour recevoir des nouvelles de l'association.

Que vous soyez membre de la première promotion sortie pour certains en 1973 ou bien de la dernière promotion de 2009, vous pouvez tous compléter vos informations, votre parcourt afin que les plus jeunes ou futurs diplômés puissent avoir un aperçu de leur métier. Cette outil qui est à votre disposition peut vous permettre de vous retrouver entre promotion, comparer vos parcours, avoir un point de ralliement auprès de votre ancienne école.

Un sujet proche de celui-ci dont je psaines tout e0 l'heure est celui des jeux-vide9os big brother.J'ai de9je0 lu que Microsoft pourrait nous espionner avec la came9ra de Kinect, Sony e0 l'aide du PSMove (une came9ra est e9galement ne9cessaire), mais je me suis fait la re9flexion aujourd'hui que Nintendo est lui aussi entre9 dans le jeu d'espionnage de nos vies individuelles avec sa 3DS.L'un des concepts de cette console portable est que, meame e9teinte (en veille) dans votre poche, celle-ci dialogue en wi-fi avec les consoles des passants autour de vous et e9change des informations e0 votre insu.Le public non averti trouvera le concept amusant car cela permet de comple9ter des sortes du puzzles qui, une fois toutes les pie8ces re9unies (donc te9le9charge9es autour de soi), nous permet de visualiser une petite sce8ne en 3D.Si on re9fle9chie un peu plus en profondeur sur le concept, on se rend compte que la console, souvent place9e dans une poche, donc tre8s proche du corps e9met tre8s re9gulie8rement des micro-ondes dangereuses pour le corps.Ensuite, cela reviens a avoir (comme l'IPhone, IPad ) un e9metteur qui pourrait nous localiser ; mais le syste8me agit e9galement comme un re9cepteur.Nous ne connaissons pas le code source des programmes contenu dans la 3DS, mais il pourrait eatre possible qu'une sorte de re9seau puisse se tisser entres les diffe9rentes consoles et e9changer de fae7on invisible des informations personnelles (l'appareil posse8de par exemple plusieurs appareils photos dont un appareil photo en relief).Comme sa grande sœur la DS, la 3DS vise un public plutf4t large, allant des enfants jusqu'aux retraite9s. Un moyen de recueillir des informations tre8s varie9es et de faire entrer en douceur les jeunes ge9ne9rations dans le monde de big brother.Pour conclure, j'e9mets des suppositions, mais pour l'instant aucune preuve concre8te ne peut valider ou contrer cette the9orie un peu tire9e par les cheveux.

Genius,Typical... the right only supports caatpilism, so long they get to write the rules to best suit them personally. You really have no idea how property investment works...some of your explanations are so devoid of reality I just plain give up discussing them with you.I will put it in a very simple nutshell:1. Serious property investors DO NOT drive the market. If anything they dampen it by only ever buying at the best bargins they can find.2. And like all capitalists, they make a return on their capital. That return can be immediate in the form of high rents or delayed in the form of capital gains. If you attempt to reduce market prices with an unrealised cgt tax then all that will happen is that we will raise rents to compensate (making it harder for first home buyers to ever save a deposit), or if you do it as a realisied cgt, we will never sell and thus further tighten the market.Now I am not a big fan of how the market is working at present. Personally I would much prefer lower property prices (as you do) and sensible returns in the 10% range as they were historically. But I am telling you that the idea of achieving this with a cgt is a pretty tenuous one at best.What you are really doing is playing out the common envy that many people have regarding landlords, as demonstrated by your first comment that you hope "I loose money". That is usually the kind of attitude attributed to us scummy lefties is it not?

However this is because it works against your own actual argument.Most rental properties (not all) sit in the same market as the first home buyers market. So making it attractive for people to invest in rental properties *does* restrict the ease to get into the market. To both:The restriction of capital gains tax to only investment property is what is the current issue. A deffered CGT already exists on sale of investment property where that was bought with the intention of resale at a profit. The deductions in interest etc is then what gives the investor *in the same housing market* an unfair advantage over the "first time buyer". As they are able to borrow their funds at a far lower rate.Logix: Your point about higher rents making it harder to get into the market is also fallacious when you take it to the extreme you have.Part of the reason people are now able to buy property is because they have found their rent approaching the levels of a mortgage repayment. If the rental rates increase without an increase in capital values then this is accentuated.

Logix - 1) you seem to propose that the gonervment have a system where there was no freehold land - it would be impossible to do that by buying property (prices would tend to infinity) so it would require some sort of confiscation (probably with remuneration). Didn't you think of that? That in itself would, lets us say, "not go down well" with either the citizenry or the international community or the economy. BUT I think the system in places like HK/Israel works ok (it is just the change that would hurt). Wonderful images. I myslef spent many hours in the darkroom and I loved the process. I hate inkjet printers and after years of frustration I now have found the ideal combination in the world of digital imagery. 1. The best software to use that emulates a true darkroom (indeed surpasses it for ease) is Nik Silver Efex Pro. It is a pluggin you can use with Photoshop or Lightroom. It is a revelation. Amazing exposure control, grain emulation, vignetting and more. You can download a free trial on their site.2. After I process the image using Nik Software I have my prints made by a company called Digital Silver Imaging, just google them. They use a laser to expose real, light sensitive black and white photo paper (not color). The silver gelatin paper is then wet processed the final prints are amazing. After years of searching I have finally found the best of digital and analog imagery.

true, photoshop is a big help. i've lenraed it the hard way, and i handle basics only (and i have to admit i lenraed all that i do know about photoshop via the internet it's feasable!). it is amazing how far a girl can go on that to answer your question, i desaturated colour photos, in photoshop, to get that almost colour effect. simple as pie, i promise.n♥[i started out photography in the eighties, b&w, in dark rooms. i found it equally thrilling to digital, but i now prefer the no fuss of the latter. there's some advice i've taken from the early classes though, and that is to make the picture in my camera, never afterwards (through processing). i still throw out a great, great deal of what i make, and i use photoshop for effects only. which is why it was created in the first place, i think.anyway, good luck!]

Beautiful photos, all of them. Did you delveop your own photos?
